I'm thinking that something that cash flows $100 - $200 should be just fine, since I can refinance later at a lower rate, and move all that extra interest to the profit column.Let me know if you see any issues with the approach above or if I'm being too hopeful.Thanks again,Andres

When I do run into this, my first advice is to move the 401K into a self directed IRA. 

I had significant PAL in the first couple years due to bonus depreciation and other factors, and I expect positive passive income moving forward which I'd like to continue offsetting as long as possible. 

I would need to probably include farm profits in my calculations because the hope would be to eventually farm full time, but also supplement current income till I can move to farming full time. 

They also show up and try to haggle the amount to move in when I already clearly stated on the phone how much it is …. 3 months rent.

If you had $5, maaaybe $10k in savings, I'd feel pretty good to move forward.
