My issue is that I consider the mls an outdated form of centralizing listing data.

You'd be better off finding your own off-market deals so you can truly get the spread you're looking for.The area within Phoenix that are worth investigating are the historic districts near downtown Phoenix, Scottsdale, Tempe, Chandler, Gilbert, central Phoenix, and parts of north Phoenix as well.

We would love to own another property but since my wife would MUCH prefer to stay here in Central America and I'm a boots-on-the-ground guy (in a non-NNN scenario)... well, you can imagine our schism.Our NNN is a Dollar General and has 11 years left on the lease at a 7.25% cap.
