I just picked up a new Mac Book Pro with Retina display very CHEAP from a guy that owed me some cash.

Should be able to just upgrade the box for fairly cheap (100-150 if you do it yourself).  

A bigger company like ours could finish a 30k project without taking a draw, however what makes a client think that they are entitled for us to finance their rehab when they are paying dirt cheap?

You will probably be closer to 40K all in with an older rehabbed home on cheap land.

Yes what you get for 200 to 300 is cheap but you get what you pay for.If these are medium to lower income tenants and not an affluent type area then handmade cabinets and a granite top I do not see it adding value.Medium to lower income tenants tend to "live hard" in a property.

Paint is cheap, Assuming you are doing all the work yourself. 

I picked up a HUD house over the Summer that was pretty cheap in my view.  

Basically, they just want to make sure you can afford to buy AND rehab the property, and not just buy something cheap that will sit and be a blight on the neighborhood.
