I have friends that have been burned by location, lack of quality contractors that follow the rules in Baltimore, and lost money. 

Nothing like going into, say a bathroom to address a repair and that light you put in that once held 3 bulbs now has 2 burned out and the tenant hasn't replaced these. 

I’ve been burned a few times for being soft like this.

The homeowners across the street knew the owners of the burned house wanted to sell- and they had the contact info they gave to us.
