With condos instead of budgeting for major expenses like roof, ext paint, landscaping etc the association takes care of those and you pay the maint fee instead.

This is how I run numbers and these might be slightly high but I mean I feel it can be challenging to really budget for repairs and vacancy because it's not a fixed expense so I would rather be safe than sorry. $1700.00 (Rent)-$1038.00 (PITI)-$170.00 (Vacancy) 10%-$170.00 (Property management) 10%-$170.00 (maintenance) 10%-$85.00 (cap ex) 5%-$20.00 (garbage)$47.00 (cash flow)I wouldn't say these numbers are set in stone at all and could definitely vary and maybe @Doug McLeod could give more feedback on these numbers.

Your plumber should be able to advise on that.FWIW, I love the old style radiators, forever to warm up, but throw a nice even heat when running.Again, it's all what the market wants, or is willing to pay for, and of course, your budget

I have been using the vinyl plank flooring for the last few rentals we picked up, but I got one now where we are a little lighter on budget and so I was thinking of going with carpet, Home Depot has free install, and I just pulled carpet out of this house, so my tack strips are already in place.
