Another thing that helps is I had a small business for a short time so I have some experience with filing taxes and how it works in TN although real estate is a complete different ball game than what I was doing, but it doesn’t hurt.

If you try and sell now, people will try to low ball you. if they get damaged, insurance will cover it.
