Something I have been debating lately is buying higher-end Baby Boomer homes.

My wife and I are in the process of securing the sub floor to the joists in our home so as to not wake up the baby when we lay him down for a nap.

If there's a chance that they are about to have a baby you may have problems collecting the rent very soon.
