You won't probably need an RE attorney if you don't go the LLC route, so before you spend too much on that front, I'd do a little more research.I wrote an article a while back about why I decided not to go the LLC route for my properties and what I did instead-https://www.biggerpockets.com/renewsblog/2013/08/1...In addition to my article, read the comments too as there is more information there than you probably even want to hear.

@Alan Grobmeier taking an opinion article, written by an uneducated landlord as law, is a big reason so much misinformation gets spread.

Once I looked them up, I was able to find many articles and news stories of them doing these build2rent homes for a few years now in Memphis.

Also, that second appraisal is the wild card in the BRRRR process (here's an article to help you navigate it https://www.biggerpockets.com/blog/real-estate-refinancing-success-brrrr-investors).

The local newspaper is the Reading Eagle, which wrote an article about the projects a short time ago.  4 unit multi-families have been priced in the $95k to $99k area, making them profitable at 650/mo or more in rent.
