Sounds good in theory saying you're the boss, but doesn't pay the bills.

I've been cold calling an absentee list and I ran into a seller who inherited a plot of land but doesn't want pay to hold it.

@Jean-Frank Dorvil with that wide a range both rental and flip properties as well as b,c or d properties I would say the neighborhood doesn't make near as much difference as the quality of the deal. 

I know my bank also always ask if seller provided the tax return (although it doesn't seem they insist on it).  

Doesn't it make sense to go with them rather than waiting on the market for a retail buyer?

What is the potential cost if the deal doesn’t close?

ROI is a great tool that many investors look at, but at the end of the day it doesn't pay any bills, so maximizing my cash flow is always my number one priority.

The lender doesn’t have to wait for heirs to get their act together and do probate, it’s up to the heirs to get it done, if they care.
