Then you can consider whether it's worth making an offer, whether there's enough meat on the bone for another investor to be willing to pay you an assignment fee, and what kind of contingencies make sense to put in the contract.Finally, if the house is genuinely priced lower that market value, it will most likely sell above asking after a highest and best round - making the asking price irrelevant (other than to serve its purpose of attracting more bidders), unfortunately.

At a certain price you get the interior stainless steel which is cool, but not really something I would put in a rental.

My favorite thing is that you can put in as many payments per month as you need to. 

I'm a go-getter and willing to put in the time and effort to build my business and network - but I want to have fun in the process.

As an investor, the alternative is to buy somewhere else that's much more affordable and has a higher likelihood of appreciation....I like the rust belt/midwest.In the meantime, I'll continue to shake my head at folks that pay $225,000 for homes in my neighborhood (Ruby Hill), replace all the cabinets, put in granite countertops, tile the heck out of the bathrooms and try to flip them for $350,000 - $375,000.  

Some may view it as a start to building a portfolio but it sounds like it could be a distraction for you if your goal is to do flips.  

What you say is true but you have to get some basic info before you put in a contract.
