I recommend starting locally and if you intend to owner finance and would eventually like to cash out of that, you can offer up those notes for sale too to recoup capital.As far as meeting contractors, it is often trial and error until you find the right subs for each trade (assuming you act as GC and sub it all out individually) which you should on mobile homes as they are not that complicated.

@Patrick Spearman Being able to get title insurance is Much more important than the type of deed offered.I’ve bought multiple properties by Wuit Claim (which assures me of nothing) and foreclosure auction properties (no guarantees whatsoever) and got title insurance on all of them.

I would suspect that if it is amicable to some degree she would be able to play the game of monopoly and trade something to essentially put her in title and remove him.

Everything will be a trade off, higher price, less risk, move further away like Round Rock and cheaper, but more risk.
