If they bought recently at high LTV they have to be experiencing very large negative cash flow as either a LTR or MTR (likely not even covering their PITI (plus MTRs pay utilities and have higher PM fees than LTR).As indicated I can weather this setback indefinitely or I can choose to convert to LTR helping the cash flow situation slightly.

At the end of the day you can do a lot of due diligence to try to prevent it but there's no 100% way to prevent a tenant from deciding to do some cold weather camping in your unit or head for the hills with no notice when it's -10F.
