Instead of wasting your money you might want to print out the harmful effect of not replacing the filter for residents and make sure the tenants always get a copy and warning,     Also you can take it a step further and you can-write it in the lease that "if the filters are not replaced regularly tenant understand that this will cause a $300 repair bill at the end of tenancy, where tech or HVAC cleaning co. needs to come out and clean the system."

Not detailed, but for example - clean filthy toilet $10, clean bathtub and tile $20, remove broken chair in LR and trash and haul to dump $75, etc. 

It costs about $7,000 to clear a .25 acre lot if it is heavily overgrown and needs a lot of trees removed.

Cat urine is extremely difficult to get out of carpeting and pads and while there are some good products out there to remove the stains and odors it is still a toss up as to whether the smell goes away forever. 

@Frank Chin exactly, I've seen where people factor in taxes where it's owner occupied and then it eats into cash flow when the exemption is removed!!!
