I know of an off-market retail (recently vacated) with office or apartment above, in the heart of Garden City, where parking is the challenge/hurdle to overcome.  

CA voters overwhelmingly REJECTED CA's plans for statewide RENT CONTROL at the last ballot election, and NOW the Governor (Newsome) is simply using an excuse to enact Statewide, or nearly Statewide RENT CONTROL under the guise of global warming / climate / heat / drought, liberal excuses to overly regulate an otherwise well regulated industry, Rental Housing.

I am getting a fee but unlike a broker, I am acting as a principle in the transaction, and that really is the heart of the matter.

Sometimes, my heart really goes out to millenials, sometimes I think they deserve it.

The key to running a successful airbnb without actively managing it is to have an airbnb manager that has your best interest at heart, one that would treat your property like their own (in the end of the day, their ratings are at stake), and one that has the connections to help you save money. 

The majority of the time turn-key is going to cost you more; however, on the opposite end of the spectrum it's going to save you time and some heart ache.

@Amber K.I am exactly in the same frame of mind when it comes to what seems to be a play on words in many of these instances where it may seem to be legal because EVERYONE does it and it may be taught by some guru and yet seems very cold hearted and in fact, IS ILLEGAL.I'll give an example from the pre-Crisis days that really upset me, but was very common practice.I had joined a Real Estate Club, formerly called Cash Flow NYC, where the members were presenting deals.The way the deals worked was that someone had to be a "Credit Partner" who would be paid $10k to basically put their name on the loan as an owner occupant.
