File it electronically, and the IRS offers FREE eFiling of extensions via one of its partnering companies.If you owe the IRS money - there is NO EXTENSION!

I would seek out brokerages that offer both departments, but if you dont you can always jump from one company to another. 

Contact your Top agents in multiple Counties and alert them to offers because they may have cash buyers for and try to earn some business.

@Bryson WilliamsYou can check other similar properties and see what they are offering, but I would always have your tenants pay their own utility bills.

The best part of it is that they offer my tenants an Auto-pay option, which has greatly decreased the amount of late payments I receive.
