If we then get in to a late fee situation, I think they should split them with the owner as I recognize they have increased work to collect the rents, but I'm also out funds while waiting on the rent to show up.

Hello Ron,I agree with Andrew, although I do routine inspections on my properties, in this case I would wait to the tenants move out and do the formal MO inspection. 

If after advertising I failed to get a tenant, I think I'd rather lower the asking price and wait for a tenant with adequate income and no recent evictions.

I think people want to shorten the learning curve than wait 33 years.

But instead of waiting it out savings for another three years before returning home, we have the itch to get into the market now.

If they want no personal guarantee or limited then waiting 7 years for a rental increase is a non-starter.
