If we then get in to a late fee situation, I think they should split them with the owner as I recognize they have increased work to collect the rents, but I'm also out funds while waiting on the rent to show up.

Hello Ron,I agree with Andrew, although I do routine inspections on my properties, in this case I would wait to the tenants move out and do the formal MO inspection.

If after advertising I failed to get a tenant, I think I'd rather lower the asking price and wait for a tenant with adequate income and no recent evictions.
