If you collect rent after the termination date then it restarts the tenancy and the tenant can file a motion with a judge at which point your case will be dismissed.So if they were served a Notice to Cure on Jan 2nd, they would have until the 12th to fix it.

I flew into Pensacola and spent about 18 hours a day for an entire week cleaning up the property and getting it back in order and filing police reports (happened to be a felony because of the stolen fire extinguisher).
