The thing we have to remember is this property is in a nice area on a lovely street, and the rental market is strong in our area so worst case scenario, renting it will hopefully be easy enough.

So if you are a small-time landlord who is a little shaky on the legalities of this business, you might want to avoid that potential problem altogether.Police officers don't actually know the law all that well, and don't know civil law any better than any random guy off the street.
