For effortless, built in equity and cash flow you'll need a time machine to the days of blood in the streets and fear that Bay Area real estate was dead "for real this time".  

For which I still BLAME Wall Street and many HUCKSTER Financial companies .

I was worried about our Sugar Land house since SL got drenched the hardest, but thankfully all was ok other than some street flooding. 

Your appraiser should be able to compare your house at 2 bedrooms with the one down the street at 3 bedrooms.
