BiggerPockets forums is a great start, listen to podcasts on away games and gym workouts, join a local REIA in your area, jump on some webinars.  

They have more skin in the game then you do.Make sure you get clear title.

If all the tenants sign consent forms as part of the lease agreement, then any conversations the tenant is in will be fair game to record.

I think I have a pretty good idea as to how to jump into the real estate game.

They vary by state and sometimes by county so you want to make sure you know who is a protected class and what is considered a violation in your area.

But short term is to just get into the game and start playing.

As a hard money lender and real estate developer, I have been looking for online resources and forums where I can expand my network and connect with others interested in the property game.

Then I wanted to get into the rental game; buy and hold.
