I would hold this investment for a couple of years regardless but my fears are that I will not be able to find cooperative tenants and that rent prices will come down too much for me to support the mortgage and whatever expenses I pay.

Further, this idea that if tenants don't like it they can just leave is a generalization I mostly support, but there are the slippage through the cracks that needs protecting.

Why should your wife not be able to but all the makeup she wants at Nordstroms because you have a mental issue in regards to charging what the tenant should be paying.It is not your fault the previous landlord didn't charge the market price for the rents and there is no reason you need to be soft in the head from now going forward.I have one brat who just started college in Fairbanks Alaska and another who just started at Ohio State University.

I do focus on the forced appreciation and keeping rents at market rate so when I cash out refi I can maximize the amount of money the property can support being taken out.
