You can have two houses that are identical according to the data on paper/ virtually, but millions of dollars apart in value for infinite reasons that you just can't know without being there (level of finishes, condition, smell, same builder or different, how the property will show to potential buyers, micro-location (same sub-division or different one across the street, one has awesome views while the other doesn't, one could be on a lake while the other isn't, one could be next to gas station or on a busy street, near train tracks, a smelly factory, backing to commercial or high density multifamily, one could have settling issues with the foundation because of expansive soils while the other doesn't etc. etc. etc.).

We mostly use 2 colors of paint, a beige and a grey that also looks blue when the light hits it right so tenants feel like they get two different room colors and tend to really like that.

The contractor filled it back up with dirt but notified me we cannot re - asphalt that part of the driveway till the weather gets better and the soil settles.Tenant told me that the dirt was settling down a bit creating a slight ditch .I asked for pictures and but they never sent .Then two days later at midnight their car got stuck in the ditch and now they are saying they are going to be  late on rent since car cost $750 to get towed out .

My thought was to offer two different PP: maybe 10K more if they get the tenant out within 30 days, 10K less if we have to ride out the 90 days (but then Id ask it be delivered broom ready).
