I would question your evaluation of getting a rent ready SFR in a C area for $50-60k. 

But, I’m not quite ready to start investing in any one particular property yet.

Although I am not ready to pull the trigger and purchase right now, I have been looking into both of these markets and would love to connect with an experienced realtor who has lived and worked in the area for quite a while who would be a great resource and eventually my realtor and the first of my team.I will be planning my first trip out there within the next 6 months so I would love to connect with someone who would be willing to meet me and show me the opportunities out there.For the meantime I just would like to establish contact with them for more insight on my goals and if they believe that I can find what I am looking for.

They don't have time to take each and every one to coffee and see who is right to help..My suggestion,  You gotta to prove yourself that you are passionate, motivated and willing to take risk, ready to get your feet wet.

I'm ready to buy more, but am worried about getting too heavily invested in one city. 

we are getting ready to buy our 1st property (duplex), we are going to check a duplex in a few days,this one has both sides occupied, they're on a month to month lease, now my first question is while checking the place what are the most important things we should look for?

I project 25-30k in quick renovations to make house and both apartments rent ready.

I'm looking for a property with an existing auto mechanic or body shop on it ready to go, through foreclosure or Mls.

I basically gave myself another 45 days to get the places rehabbed, rented out, and ready for refinance.

However, if the time comes, I want to be ready with the documents.
