We want to be able to travel more and see the world before the kids are out of the house.My goals are to double the amount of doors for 2017, then again in 2018. 

Was it mostly for the travel and/or attendance to the Phoenix Conference?

I don't think you'll find anything in SoCal where $10K will get you started and if you want to look out of state you have to factor in travel costs in addition to the normal closing costs.  

I now believe it is my passion, (well, that and traveling) and purpose, and what I'm meant to do in life.

(Unless tax-deductible travel to Vegas is that attractive to you...)

Guardian will even let us know if bills are unpaid or if there is unusual water usage based on each units history which could either signify a leak or additional people have moved into the unit without permission.I don't know if they travel outside of the state of Ohio, but you might want to contact them.

I've decided to travel out there a couple times in the next couple of months to add a couple more properties to my personal portfolio before moving the business forward.  

I have 8 properties and now I need to work through some more complicated decisions and I am maxed out with my abilities and Tax Cut software.Things like1) tax concequences on a deal structure (15 year note versus 30)2) if I go full time can I set up a KEOGH tax deferred account and how do I do this3) What can I write off as far as travel expense when going to view properties in different citiesAnd a lot more.

I'm active duty Airforce so I travel a lot.
