I am training to be a financial advisor, but would love to get some experience on weekends.

These are professionals with additional training and a stricter code of ethics.

Then once you learn that, you could kind of consider yourself as having training wheels for the real world of doing it.And as others have said, if you intend to do this for others you will need to be licensed.Also Bigger Pockets has a book about Rehab called The Book On Estimating Rehab Costs that you might enjoy.Good Luck!

I am just doing you could say constant training and analysis everyday, talking to different people in the area so that I can learn more. 

If the gain justifies it and you can swing the financing then this might be just the ticket for you.

There are books (I like audio books that I can listen to in the car), podcasts, Youtube videos (though I haven't watched any of them myself - maybe I should), and of course people selling training programs on Wholesaling (I actually bought one of these, and it was great!). 

I'm also pretty handy and my in-law makes high end wood cabinets so I could save on the building by doing some of the big tickets myself (kitchen, bathroom, etc..).

I use it for my rent collection and also my tenants can submit maintenance ticket in the app.
