The question you should ask is whether your liability coverages (check your homeowners/GL and your umbrella/excess forms) might exclude bodily injury to a hired worker or otherwise exclude coverage to your tenant's injury while doing this work for you.

i think there is a technical (psychology) term for this, but would never remember it. basically it says that factory workers need to be noticed, start doing a good job, then it dips back down. anyway, great work, @Vicki K.

I think you will just need to approach the banks and find out what you can do but really with less than a year will be tough unless you can show major Cap Ex improvements.Keep us posted as I would love to do this as well.

Hi Kit, Cary is a tough area as its a very hot market, you might want to check out Durham - prices are much lower and there are a higher percentage of renters than in Cary.
