We're hoping to salvage the appliances and perhaps replace them after the next tenant but that all depends on how clean we can get them.I've yet to come up with a simple landscape plan (not my strength) so if anyone has any great ideas, we're open to hearing them.The house was built as a 2/1 and at some point (I believe in the 80's), the garage was converted to another bedroom/living room with a fireplace.

If they were to be responsible for damage, you would then be able to first lean on their coverage to pay for damages before having to rely on your own coverage, keeping your claims history clean.

A daily rental manager needs to provide some sort of reservation service (preferably it includes an online presence), physically inspect and clean the property each day as your renters check in and out, and provide a linen exchange and laundry service for the sheets, towels, etc.

@Christine Swaidan, allow me to answer that: 2 years is the timeframe a medium (not stellar) renter could make your newly renovated unit into a dump, even with every 6months inspections.but also, if you get a good, clean tenant (notice the change from renter to tenant= they think of your property as home), you don't have your money in the property for more then 2 years, which allows you to respond to changes in the market.
