For the last three properties I sold they were selling in one day and buyers were offering $20k to $50k more than my asking price I sold all my homes in Las Vegas and one of the reasons I sold was because the HOA's were driving me crazy with their monthly fees, complaints and fines.If you are into Bnb then sell, but it seems like a high percent if cities are banning them, or putting restrictions on them to make operating them difficult and expensive.

Most likely no one will be able to answer this question because no one was buying at 4%-5% caps three years ago, and with most assets being held 3+ years the 4%-5% acquisitions haven’t sold yet.Having said that, 3 years ago when people said it was crazy to buy at 5%-5.5% caps, I’ve since made out pretty well on those trades, some of them exceeding 30% gross IRR on full cycles.

Pissed bc I’m finishing up three triplexes and just discovered the city is putting up 60 PHA housing units directly behind me with private parking, gym facilities, etc....totally ridiculous that you can have the amenities most other hard working people don’t have in the city while being encouraged not to work
