That was not expected and not planned into my day.Through this I learned to have proof that the property belonged to me readily available so that the police would take action and the fake lease wouldn't be a plausible piece of proof for the bad guys.

 Interested in purchasing a duplex occupied currently with tenants what is the best process /way to proceed Talk to the my real estate agent  he says there’s no information available on the tenants-what is the best way to go in this situation how do I find out how much the outstanding water bill is I see the taxes are behind about $1800  He advises make an offer with proof of funds subject to the inspection my question is what’s the best way to come up with that number without knowing these other variables Thanks

I am not familiar with chapter 11 but in the BK cases I dealt with the 1st thing to do is file a proof of claim so the courts no the $ is owed.

@Clint BrownPersonally I would not do a heloc for Denver, I think the Denver market is a bubble(personal opinion) it’s not recession proof and by maxing out the LTV leverage which will yield higher mortgage and I assume you will not have a reserve for emergency for major cap ex.
