It wasn't any final blow, but definitely affected our lifestyle and relationship in some ways.To be honest, the bigger impact was that I traveled out of town a bit in my 9-5 job, and that coupled with the time from my early investments in RE and other interests made it harder to contribute sufficiently to the relationship.

Bringing the experienced builder to the table would seem sufficient if you were in a position to bring the cash to the table without partners (that may not be the case here).After all, you are just supplanting your JV partners cash for personal cash-- it would seem this would not reduce lender comfort.

Here are some general rules of thumb for time in this discussion:-Flips yield higher inventory turns-Flips have smaller margins-Flips have more expensive financingIf you can continuously source new flip projects with sufficient margin and have or can find the capital to execute you'll probably get a higher ROE from those projects.

Indeed, you should make sure that the capital contributions are sufficient in size ($2,000, $5,000, etc.) rather than small contributions at a time (as transactions come up) so that you are following the proper corporate maintenance of "proper capitalization".However, if you did want to execute a Promissory Note to or from the LLC (for other reasons) that can be easily put together and nothing too official needs to be done with that.
