If you border any bodies of water, rivers or streams, there will be environmental permits associated with that (see #5) Also, when you are zeroed in on an actual parcel, you will want to check if there are any restrictions on the face of any plat that may exist or in the deed that may dictate what you can and cannot build.5/ You will want to check the property for the presence of wetlands and flood zones, both of which, as I'm sure you know, are common in Florida.

It may be more capital and time intensive up front but it creates a scenario where even in San Diego County you can have an opportunity to put in sweat equity, get the rental revenue potential up through renovations or create new rental revenue streams with an ADU (or both) so cashing out some or all of your money out after doesn't have to leave you with negative cashflow out the gate.

At the end of the day, it's the amount of assets you own that define your wealth, not your monthly income. 2- diversification is one way to control risks but not able to eliminate them - multiple income stream, multiple strategies, multiple partners, other asset class investment are some of the examplesAm I missing something?
