This would become my second rental property and I could do this for the next few years until I generate enough equity to seek out a nice multi unit property to house hack.I think this is a good solution because I have to live somewhere so I need to pay myself to do that.

Even though you can survive with Excel, there are plenty of free software solutions for landlords. 

The only portion of the process I'm trying to figure out now is the showings aspect being out of state.In that case, you've already provided the solution.

If and when a tenant needs financial assistance, we will work with the tenant on a solution, and not just a hard line "rent is due on the 1st" approach. 

In normal times, the solution would be to not renew the lease at the end of the month since it's only a month-to-month lease, and give them a 30 day notice.

In other words, we will treat our units as if they have been exposed to this virus and the units will be used to house people who are part of the solution not part of the problem.

2. if only 1 front door, upon entering the property through the front door   is there a room or hallway that could be perceived to be a common area that separates the two living areas,  is the only place in the building where the living areas open to each other, and must be passed through to access one living area, from other living area, and provides privacy possible solutions....make sure there is more than one door between the two living areas.  

It looks like the only solution that exists means him bringing money and maybe reducing his out of pocket cost.What do you think? 

Perhaps the solution here is to alleviate some of his hard money lending requirements/ expense if he has them and tag along for one of his flips to learn.
