Hi BiggerpocketsRecently just read that if the property in philly is built before 1978 and is renting to a family with kids under 6 years old, the property needs to run a lead paint safety inspection and it is needed to be renewed every 2 years.

If the appraisal comes in below the purchase price, then you would need to make up the difference (thus his comment about 25% could become 30% to make it work).Also, the property needs to not have any health/safety issues, which is probably what he was really referring to.
