I know she would like the process to go smoothly/quickly as it is a truly difficult time for her and her folks.

The conversation didn't go smoothly, but she started rebuilding the fence the next day.I was fortunate that the lady owned a business, so I knew she had assets worth going after,,,if the person your dealing with doesn't you might not get such a good response.

I updated it, increased the rents, wrote an updated agreement, and got it sailing smooth in less than nine months.

Don't buy smooth texture it scratches too easy.

Haha I feel like that could be a real possibility seeing as though the only place I would know where to advertise my place would be airbnb.com....In addition, some of you mentioned that you have remote properties that get managed by your team and it's pretty smooth sailing...how did you develop your team and what exactly are they in charge of?

So long as you find an investor friendly settlement officer (title co.) that will handle the double closing for you "it's good to go. "  there's a problem with this your assuming that things will flow smoothly but you have little to no idea of what is auctually going on as far as how the escrow officer will work out a double escrow unless you yourself have been trained/certified/liscensed or have spent a lot of effort researching the process   They don't want to have the 'and or assign' in the contract is suspect  and being as though they are a dual agent(working on behalf of both the buyer and seller) it seems that they are operating in the interest of the seller moreso than of the buyer(you).

I Just got a wholesale deal from a very seasoned investor le that had over 250 doors here in So Cal....he dosent even know the wholesling world really exsist... he's an old school...buy and hold guy....and he was very impressed with how fast and smooth my process was....he gets a lot of letters for some reason he liked mines...most of it came through the closing process...what u promised wad what he saw on oaoerwork.  

So from there if there's an investor that is interested in learning some more about the property I will get an NDA to make sure that I get payed and everything goes smoothly.

And if you want to get a 'broker exclusive' from them (basically they'll give you a maybe one other person a call when they got something hot instead of blasting it out to their list) then find out what you need to do to make the deal with them as smooth as possible: Minimize the attorney review.
