There are 5 4plexes on lamb and Lake Mead on sale, in the same community.

Based on suggestions in the forum we googled local community banks in south florida and both that we spoke to seemed very open to the idea of buying in a personal name and then quit claiming the property into an LLC.  

If you're interested, I can share with you why I did that and my strategy moving forward over coffee anytime.

I'm considering assuming this mortgage, either "subject to" or by transferring the property into a trust, where I would then buy a majority share and cover the remaining balance in cash.The complication arises from the fact that this existing mortgage is a VA loan.
