We have many clients doing private lending but I can’t stress enough how you must understand the business and maybe partner up with some experts who lend on a regular basis. 

@David TiemannIf they are month-2-month can you not simply terminate the lease in your jurisdiction ( i.e. serve them a Notice of Termination now and they will be out by June 30)?

You must likely need to serve forms - available on NYC Housing Rent Board's website - detailing term of lease , percent increase, reason for increase etc.
