Because the timeline is so quick (2-3 months) you have to have all onsite activity very organized in their schedule and all materials purchased at the correct times.

.§ 5.071.Seller's Disclosure of Financing TermsBefore an executory contract is signed by the purchaser, the seller shall provide to the purchaser a written statement that specifies: (1) the purchase price of the property; (2) the interest rate charged under the contract; (3) the dollar amount, or an estimate of the dollar amount if the interest rate is variable, of the interest charged for the term of the contract; (4) the total amount of principal and interest to be paid under the contract; (5) the late charge, if any, that may be assessed under the contract; and (6) the fact that the seller may not charge a prepayment penalty or any similar fee if the purchaser elects to pay the entire amount due under the contract before the scheduled payment date under the contract.Applicability Note [see section 3(d) of SB 198]: The change in law made by § 5.071 applies only to transactions involving executory contracts for conveyance for which negotiations begin on or after September 1, 2001.

I would ask your agent about this as I have never asked to have that waived or heard of that until recently.They will do the personal lines policy even in an entities name, there are no limits o the numbers of policies you can have with them and they will schedule properties up to 35 homes per policy, so better rates and service fees.

@Alysa Phalen , while it sounds like you had minimal damage, you could not have known that last Thursday.I'm in CO too, and I heard that Irma could be an issue while Harvey was still wrecking Houston.Since your property is not damaged, I would give the PM time to get their other properties in order, but I'd schedule a meeting with them in person to get a storm preparedness plan in place.

I also Note that I have been trying to schedule a sit down with a CPA for a while now but due to the current tax deadlines they are all weeks out availability so that is why i am asking on here but will be eventually sitting down with one.

However, there are also those who would say that if you yourself are an independent contractor and file those taxes on a Schedule C, you are most assuredly "in business" and that you are required to issue 1099s, even though the reporting mechanism is essentially the same as the first example above.So what to do?

This is a valid time to get in as an investor and take over payments, catching them up on the mortgage, etc.If they don't catch up, there is a sale date scheduled at some point, and the property is sold at auction.
