One house was listed at $179k, the price dropped and after I produced a $30k issue I was able to get it for $110k.One house they had a current appraisal (I didn't agree with it) at $160k and I offered $91,500.The only other low offer was one they listed at $115k, I offered in the $40ks and have since bumped up to $60k but they sold it elsewhere (sounds like it went for around $70k).You run a risk of looking like what you fear, but what could it possibly hurt to try?

As a trustee state, lending involves a deed of trust (D-T) rather than a mortgage.

You have got to get the right team, including excellent property management.Doing BRRR is a whole lot more involved, and you have to be ready to assume a whole lot more risk than turnkey.

If you see an area undergoing transformation and in the path of progress that can work out but has risks in how that development progresses and in what direction.  

Based on my 25 years in the business, I see one path before you fraught with stress and risk.

Upfront though you have to let them know this is your property and your risk.

It's never a guarantee with higher-end or lower-end tenants, but your risk of a bad tenant increasing as the quality of property decreases.
