and an open HELOC is just like an ATM in a way - just have to ask for money, and if there's any there you get it (and some HELOCs actually come with a plastic card that you can use just like other plastic cards!).

This might work for you with your experience but I could see why you might have trouble convincing someone new to the game, or at least new to the area, to buy such a property.Most wholesalers have given themselves a bad reputation due to greed and incompetence.

There are several "low/moderate" income programs that can require such signage, a Sec. 42 Tax credit program for example where a home value could be 120/130K but rented with assistance.You need to know the reputation of the subdivision.

I could go either way, but I had a friend who recently got a bad reputation so that is why I am changing my opinion.I would say if you don't have the ability to close with your own funds or private or hard money funds, then you need to find the investor first.
