You must then occupy the property for a minimum of 12 months.If you go ahead and rent it out a month later and the previous tenant sees the listing or realizes it's been rented again, you have to pay their rent difference for the year, moving costs, and possibly a fine to the LTB.

My thought is that if the 50k gain is immediately reinvested into rental stock, the actual net income is zero, but I’m almost sure I’m oversimplifying things.Assuming the answer is "no you cannot", is there any way to do flips to fund rentals that minimize current tax obligations (dumping 100% of proceeds into solo 401k, and then taking loans from 401k to fund the rental downpayment/repairs)?

Set aside something each month to cover for it when it does need repair or replacing.Hot water tank: 10-15 yrs max life, $650 if installing yourself, otherwise $800Furnace: also 10-15 yrs max life, $1500-$2000Roof: $7000-$17000+, depending on size and condition.  20-30 yrs max life.

Maybe arrange your financing ahead of time for a second deal and put 30% down on another identical deal. you’ll still have half a million left for reserves or a third I dentical deal if you have other reserves.
