@Joe Scheffold knock on wood but I have not had to file a claim in over 13 years in leasing to students.The main thing to know is that most insurers will not insure your property if it is rented to undergraduate students.

Recording a property assessed at $100,000 will cost about $132, while assessing a quit claim redemption deed sold back to the redemptioner will only cost $20.Also, if you do not present a "negotiated settlement" the county system may not let buyer assess it back.

There is a 5-year grandfather clause in the ordinance that may allow some properties to continue to be occupied at their current limit (if there is one) to apparently limit the amount of Bert Harris Act claims.
