You don't need a buyers list if you don't know how to get properties under contract and no real investors are going on your buyers list before you have proof of concept.

You did not mention the refinance but the concept is still there and the refinance is used simply to get money out and do it over again.

Yup I have heard of IRA lending and I have a stock account that has a margin set up, unfortunately that account has taken some hits recently so ill need to build that margin back up again, but That concept is really smart, when that account was rocking I had a huge margin available to me and that would have been a smart move.

It's all based on the legal concept of risk of loss - If risk of loss has passed from seller to buyer then the sale is deemed to have occurred even if deed has not transferred yet.
