Most of us have limited capital so we making these choices aren't easy but my suggestion is do both.

Those are much more liquid and can be purchased online.

The owner of the property is a relative, who purchased the property (condo in Miami) for $200K in 2014. 

If you're financing the new purchase then that loan will have to take first position. 

And some investors will be happy with that return on what is a relatively low risk SFR asset they can exit to retail buyers.If cash flow is the most important thing to you, then you may want to focus on things you can purchase all cash.
