You’re probably better off buying it as a primary and living in half. 

I can't 1031 exchange because when I assume the loan, it needs to be as my Primary residence, for at least a year. 

Im actually just finishing up on an ADU down the road at a different property so that may be a good indication if I can finish it quick enough to see resultsI also was thinking of making the barn a combination of both and make it like a bar themed loft for a guys / bachelor trip and build the simulator in with the living room as it can double as a projector type screen for netflix ect.

There are a lot of variables to take into account and a pro will know how to give you the best estimate of what the home will rent for, especially in different kinds of market environments. 

It has specifically banned STRs of secondary suites, though renting out primary residences or rooms within them is still allowed, subject to licensing fees and a nightly tax.

Some DSCR lenders will lend to first-time homebuyers, but many require that you own your primary residence.
