I've seen a lot of very supportive folks who work for Historic Preservation, either a department or a commission, or maybe a couple planners assigned to that kind of work.You may know all this already, but if it's in an historic district, you may need their oversight when replacing windows.

This is what I mean:House 1: 0.57acre, mostly level lot (very uncommon in my area), no neighbor to left (land is unbuildable), no home directly across, end of cul-de-sac, lake view, backs up to nature preserve, holding pond borders lot, utility easement (grass, not a dirt road) across the front and along side of property, limited to 2 car garage and driveway, sunken basement (no walkout option), plumbing rough-ins in basement.

there is probably 100k pre-tax here if everything goes smoothly. it sounds like you have a good grip on what you're doing. pretty large rehab for a first-timer, but gotta start somewhere, right. nail that rehab budget down and go from there. you will, most likely, still have to baby-sit the GC, so make it a priority to follow the SoW completion on the daily.
