As luck would have it, my Architectural practice has specialized in energy efficiency for over 30 years...and I have designed quite a bit using the materials mentioned in the house.  

Great way to get in hot water with TREC for practicing real estate without a license.

As a Realtor, I'm not even sure my E&O would cover me for lending practices but I don't want to have to rely on that.

I don;t know if this is a legal practice in all states or with all utilities.

I am currently running the numbers of listings in the area, mostly for the practice and as a tool to see what's possible.

I believe standard practice is for the seller to provide the title, but in many cases with investing the end buyer will pick it up as part of their due diligence.
