Roof, HVAC and foundation all have no issues.My plan with a property like this would be to get positive equity asap and re-fi.

With switching to an entirely different field, it would probably be a good idea to get a little bit of experience in the day to day operations of property management, as well as familiarizing yourself with some of the Colorado fair housing laws, minimum property requirements, etc. 

The local store may have a limited selection but you can find more sizes and options on their website.The tenant may very well trash them, but they are inexpensive and can easily be replaced with the deposit.

I already have a primary residence and another quadriplex, so this would be my second rental property.

Any information would be greatly appreciated as Im not sure exactly what would be the best course of action.
