While I am speculating on your particular situation, I believe you may be seeing a lack of return due to the historical presence of cash buyers in the market seeking tax shelters and growing confidence in the real estate market as a whole; just some food for thought.

@Thomas Veal you will also want to contact your current insurance carrier and find out if they will allow you to add a rental property to your personal package policy if it is in a llc.

They will have to make choices on which bills to pay and the easiest to not pay is rent since they have to have lights, heat, air, food and gas.
