He is definitely "the real deal" in terms of he is a very successful entrepreneur with a big net worth and several streams of income (one of them being these future flipper course sales).Here's my 2 cents. 

As a wholesaler, the main problem I've encountered is in locating distressed properties online.

We did put a rental online last year in January and it took a month or two to find a renter.

Purchase price: $140,000 Cash invested: $5,000 Sale price: $205,000 I built a new construction condo unit and did a lease with an option to buy.

Also, you don't want to lose the tax free gain on sale. 

You can also check their reviews online at Google, Facebook, or Yelp.

This is definitely a question for your CPA and your SEC attorney.From my experience, it would seem easier to leave the property in the trust until you are ready to bring the investors online.  

GC is going to be toughest, don't hire off of Facebook or online sources.

Another anecdote: I was going down the road of selling franchises, but decided instead to continue my expansion in Colorado while buying other PMCs for sale. 

I also listen to Mike Zuber author of one rental at a time talk about learning your market which is a course he has that includes a spreadsheet that tracks sales so you know what's a good/great deal in the area of the investment.
