The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

I would like to get a deal done with Seller Financing however, sifting through all the hype and benefits, I can't seem to find information as to how people screw it up, common mistakes or errors in the contract/analysis.

Additionally, I looked in the book but it had an error for the state laws it gave: http://www.legis.state.wv.us/w...which is WV's website. 

I'd recommend sitting with at least 3 brokers to find out what their structure is, how they handle errors & omissions insurance, training, what kind of legal/broker support they have in place for a new licensee.  

Hello BP community,I have been listening to the podcast for a few years and read numerous books recommended by the hosts and various guests.

I’ve seen numerous cabins selling for a million 6 months ago that are struggling even now to book for $300 a night.  

I came across numerous things which gave me some confidence again but I still didn't feel good about what I was doing.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Going after 6% cash on cash returns with tons of margin for error can be a much better plan than going for 20% cash on cash returns with a complex rehab if you are not ready for it.  

I have 20k in savings, I own a house which I paid 186k for, I have done numerous updates and I could probably sell for 240.
