The only thing we can do is play the game within the rules that are currently in effect.

Every time I try to talk to him about his situation and for him to maybe consider getting into the real estate investing game I feel like I come across as an a**hole who's talking down upon him for how he has built his retirement fund the last 40 years. 

We expect many tenants to play games in the coming months. 

I am new to this real estate investment game, but I am super excited for this opportunity to gain finical freedom through real estate investment.

You might be able to get a seller carry back done with some lenders to help limit your skin in te game, some will allow it, others wont?

I'm somewhat of a newbie in the REI game and the strategies I've focused on are wholesaling to find deals and network, and buy and hold.

It's a long game.

I see your point too since networking is everything and getting/keeping deals is a huge part of the game.
